Why Tile Roofs Remain One of the Most Durable Options for Homes

Tile roofs (clay or concrete) routinely last 50-75 years, compared to 20-30 for architectural asphalt shingles. They cost 2-4x more to install ($18-$30 per sq ft vs $4-$8 for asphalt) but last 2-3x longer. Tile makes the most sense on homes designed for the weight (tile is heavy - 600-1,200 lbs per square vs 240-300 for asphalt) and architectural style. Most NJ homes are framed for asphalt, so tile usually requires a structural assessment first.

Why Tile Lasts So Long
Fired clay or molded concrete doesn't degrade under UV the way asphalt does. The tiles themselves can outlast the underlayment beneath them.
