Why Beach Haven (and LBI) Roofing Has Its Own Patterns

Long Beach Island roofing is the most demanding coastal work we do. Three things make it different from Point Pleasant or Brick.

Total ocean exposure. LBI is an 18-mile barrier island with the Atlantic on the east and Barnegat Bay on the west. Every home on the island is within 1,500 feet of saltwater. Salt-air corrosion is more aggressive than anywhere else in our service area.

Hurricane wind risk. LBI is the most exposed point in Ocean County during nor'easters and tropical systems. Sustained winds and gusts are higher than the mainland. Owens Corning Duration Storm shingles (impact-rated, 130+ mph wind warranty) are the right call. Standard Duration shingles are usually undersized for the wind exposure.

Logistics. We stage materials in Manahawkin and truck across the Manahawkin Bay Causeway. During storm season the causeway gets closed in extreme weather, which can delay scheduled work. We plan around it.

Long Beach Island, New Jersey, is an 18-mile barrier island in Ocean County composed of six municipalities: Beach Haven (south end, our service hub), Long Beach Township (mid-island, multiple sections), Ship Bottom, Surf City, Harvey Cedars, and Barnegat Light (north end). Total population swings from approximately 7,000 year-round to over 100,000 during summer peak season. Every LBI address is within 1,500 feet of saltwater. Hurricane Sandy in 2012 caused widespread damage across LBI, and the post-storm replacement wave from 2012-2014 is approaching end-of-life now. Material upgrades for full Atlantic exposure (stainless ring-shank nails, aluminum or stainless flashing, Duration Storm shingles, impact-rated windows where applicable) are standard spec, not upgrades. What if a storm closes the causeway during my install?
We tarp the work in progress and wait for the causeway to reopen. Any active emergency work mid-storm gets paused for crew safety - we don't run roofing operations in conditions that put workers at risk.
Are impact-rated windows necessary on LBI?
Strongly recommended. LBI takes hurricane-driven flying debris in the worst storms. Impact-rated windows cost 35 to 50 percent more but they pay back through insurance discounts and the avoided replacement cost from a single hurricane event.
